I have a wealth of experience of attending council inspections and fire assessments as well as dealing with solicitors and the courts system.

This assessment shows you how close you are to being compliant with HMO licensing regulations and includes a checklist if necessary of what to do in order to be fully compliant. In addition, it tells you what to do in order to safeguard you from official complaints by tenants. 
 
The report is based on a 1-day survey undertaken with you in attendance. You will also receive a follow-up phone call to discuss any questions you have.

The HMO Tenants Hub comprises:

These are dedicated to each of your HMO properties and provide your tenants with all the information they need whilst they are a tenant, including safety information, cleaning rotas, houseshare responsibilities etc. 

In addition it provides them with an easy-to-use problem reporting tool and optionally, access to the Property Manuals (see 4 below).

The HMO Hub enables you to provide your council or the courts with evidence that you have given your tenants all the information necessary to be compliant with HMO licensing requirements. It also provides you with a log of all issues reported.

Property Management Dashboard

This is customised to your specific property and tenants, and allows you to monitor all aspects of the management of your property.

It comprises three main dashboards together with a master dashboard that shows you clearly where there are any outstanding issues.

The three dashboards cover new and existing tenants, HMO compliance actions and current and completed repairs.

About me

I am a landlord of several properties in and around Cheltenham, and an HMO Responsible Person for other landlords. I have been a landlord since 2003, starting with renting whole properties then switching to HMOs around 2010. I also run a mobile accommodation service business. 
My career background started in the Merchant Navy, after which I completed ten years in the corporate IT sector, followed by running career outplacement workshops around the UK. 

To provide the HMO Landlord Safeguarding Service I have the support of a former lawyer as well as an administrator. I also draw on my experience of being a landlord (including winning several legal cases) as well as my experience in dispute resolution and IT.

Why not use a lettings agency?

Lettings Agencies are expensive, usually offer a generic service and often overlook problems with tenants and properties until they have reached crisis point
