Compliance & Safeguarding Assessment

The Landlord Risk Audit aims to safeguard you from tenants suing you; going to a rental tribunal; trying to halt eviction; or complaining to the local Housing Officer in order to try to get their rent reduced.
 
The audit comprises an online questionnaire and a comprehensive report that is based on your answers. The report identifies those areas that need the most urgent attention using a simple traffic light system. Accompanying red or amber warnings are Recommended Actions which will help you resolve the specific issues identified.

Acting on the report will help you resolve not only immediate issues but also to set up systems that will continue to safeguard you in the future and will also help you pass your next Council HMO Licensing Inspection.

About me

HMO Landlord Safeguarding is owned and operated by James Hunt, an experienced HMO landlord since 2010. In addition to running several HMOs in Cheltenham and Southampton he advises other HMO landlords and has created a series of online tools and systems for landlords, including a landlord dashboard, apps for use by tenants and maintenance contractors (customised to individual properties) and a series of property maintenance reports, again customised for individual households.

James’ career background started in the Merchant Navy, after which he completed ten years in the corporate IT sector, followed by running career outplacement workshops around the UK. 
 
To support the provision of onsite risk audits he is able to draw on the expertise of a former lawyer as well as an administrator. he also draws on his experience of winning several legal cases as well as experience of dispute resolution and IT.
